Sometimes we start out with a small-house-plan and then it just keeps getting bigger and bigger. We all want to own Beautiful homes and we probably deserve that, but some people think they deserve the biggest homes there are so they make luxury house plans.



It's OK to alter your small-house-plan to become an average-sized house plan. But if you start out too big, you will have difficulty paying for materials and it will be an enormous project to finish. The idea here is to design a comfortable home of adequate size using an affordable-house-plan and get the project finished or at least far enough along to get a construction home loan to finish it. Your sweat equity from the labor will open all kinds of doors in the future.
When you have no equity, no collateral, and no credit left, your life begins to fall apart. People that are hyper-extended with mortgages and deep in debt are like that, even though they seem to have it all together. The interest for a bad credit home loan is usually high which makes it hard to repay.
Those who are fortunate, are those individuals who have equity which is collateral and so they can get credit if they need it. Equity can pull people through difficult times or enhance lifestyles in prosperity.
What I'm saying is just this: Start out with a small-house-plan and add on with a home improvement loan or refinancing your house.

Don't forget about Homeowners Insurance. Be sure to compare home insurance rates to ensure you get the best deal for the money.

You can build a house with future expansion in mind by building in headers for framing and junction boxes and valves for Electricity and Plumbing. It's very inexpensive to plan for future expansion this way. Just remember, once you expand, also expand your Homeowners coverage.
Start out small and you will get your project finished and paid for. Now you might be wondering, "how small is small?" Well, that depends on the size of your family. You definitely should plan on at least two bathrooms. Bathrooms are hard to build and kind of expensive, but if you go with one bathroom, you'll regret it probably every day and your home will be hard to resell someday if you need to.
I think every child should have his or her own room also. I guess to give you the nutshell version, I would say that any home more than 4,000 square feet, would be quite a challenge for one person.

If you have two or three children, a 2,000 sq. ft. home might be perfectly comfortable and inexpensive to build.
